St. Frances to lease out “lower church” space

St. Frances de Chantal is looking for a match made in heaven.

The Throggs Neck church has put out a For Rent sign for its basement sancturary and other rooms below the main church to help the parish and its various ministries.

But it will have to be an as yet-to-be determined non-profit organization, according to its pastor, Fr. Michael Sullivan.

The 5,000-square-foot space is being leased at an asking price of $20-per-square-foot, and it includes what was a cavernous lower church sanctuary, said NAI Friedland sales representative Stephen Kaufman.

“They have a specific requirement of a non-profit that is not another church,” said Kaufman. “So it does limit what we could bring in here. What could come here is any community-based organization.”

That might include a child or adult-day-care center, senior center, or educational facilities, said Kaufman.

This is not the first time St. Frances has leased space in its church and school grounds.

Fr. Sullivan said he had previously leased old library space in St. Frances de Chantal School to I-9 Sports.

For the church space, he said the best match would be one that was good for both the community and the mission of the church.

Kaufman said he already has been shown the rental area to a number of day care centers, taking pains to call the 5,000 square feet “a space,” not a church.

Kaufman believes that the wide open room – with pews and an altar soon to be removed – could include room for a few offices, with amenities including bathrooms and parking.

“It is a one-of-a-kind space that is a challenge to lease until the right tenant comes along,” said Kaufman. “If you want a wide-open space with just a couple of offices, and you want to be in Throggs Neck,” it could be for you.
