Affordable housing lottery opens for Bronx Point in Mott Haven

The lottery for affordable housing at Bronx Point Phase I opened Monday, with options for households ranging from 30% to 120% of the area median income.

Bronx Point is a mixed-use development in the works at 575 Exterior St. in Mott Haven in the South Bronx. The waterfront project will bring permanently affordable housing, community facilities, retail space, a new park along the Harlem River waterfront, an early childhood center and a permanent home for the borough’s Universal Hip Hop Museum. The expected move-in is early September, according to a project spokesperson.

Residents will have a 24-hour attended lobby, on-site laundry room, children’s playroom, fitness center and bike room.

“The opening of the affordable housing lottery for Bronx Point brings us one step closer to welcoming families to this long-awaited, transformative development,” said Josue Sanchez, senior director of L+M Development Partners. “Bronx Point is a first-class community-based housing development that brings some incredible amenities to the neighborhood. … We encourage everyone to apply and are looking forward to welcoming residents to Bronx Point later this year.”

The site is next to Mill Pond Park to the north, the Major Deegan Expressway to the east, the 145th Street Bridge to the south and the Harlem River to the west.

The building structure is complete, and the brick, window and storefront installation is underway, the project spokesperson told the Bronx Times. The interior fit-out is about 85% finished and site work, including concrete curbs, asphalt paving, sub-base grading and paver work is in progress.

The affordable units are allocated for households making 30%, 50%, 80% and 120% of the area median income (AMI) levels. There are also units set aside with preference for people with mobility disabilities or vision and hearing disabilities, as well as municipal employees and residents of Bronx Community District 4.

The apartment sizes range from studios to three bedrooms, with eligible household sizes ranging from one to seven people. The eligible household income range goes from $18,515-$198,600, with monthly rents from $465-$3,332.

Applications are due on June 30. After the deadline, applications are selected for review through a lottery system. If those who are chosen appear to qualify, they will be asked to submit documents to continue determining eligibility. Applicants are typically contacted from 2-10 months after the deadline.
